Selling your property quickly

Q. Who are you and who will buy my property?

With a combined industry experience of over 20 years, The Cash Property Buyers purchase property throughout the UK quickly for cash. We differentiate ourselves from our competitors in the industry by:
  • Guaranteeing to obtain the highest offer for your property. If we cannot purchase the property at an acceptable price to you and/or one of our associate is offering more than us, we will pass it onto them to ensure that you get the best price possible.
  • The offer is given with you in mind and if selling your property is not the best alternative, we will advise you accordingly.
  • Our service is free. Unlike some companies we do not charge anything to the seller. In fact, we will pay for a RICS valuation and also offer to pay your legal costs.
  • We can offer sellers more than just cash for their properties. We offer a personalised service where we will personally take the stress of selling a property from you. Plus we can offer solutions such as sell and rent back and buy back.

Q. I have heard bad things about company like yours, how are you different?

We differentiate ourselves from such companies by providing a transparent and ethical service. We constantly maintain high professional standards and will go through all options with you to ensure that you are fully aware of the deal. Additionally, to safeguard both our interests all our work is carried out formally on headed paper and a complete correspondence trail is kept for all our deals.

Q. Where do you buy properties?

We buy nationwide across England, Scotland & Wales

Q. What types of properties do you buy?

Yes. We buy all types of residential properties in any condition, anywhere.

Q. How quickly can you buy my property?

We can provide you with a cash offer within 24 hours and can complete and exchange within 7 days if required, but we aim to work to a timescale that suits you and delivers your needs.

Q. What will you offer me for my property?

Typically 80% - 85% of the present market value (the price your house would be worth to achieve a sale within 4-6 weeks). Be careful of fast sale companies offering higher values, this is mainly a marketing technique used to get a foot in the door. We aim to work in a transparent manner, just give us a call on 0800 567 7852 or Apply online to at least get a genuine comparison.

We recognise that you are more likely to achieve a higher price through an estate agent but there are no guarantees of a quick sale, plus you'll still have to pay additional costs such as estate agency fees, HIPS and solicitor fees.

Q. Do I need a Home Information Pack (HIP) before selling to you?

No. You do not need a Home Information Pack for a private sale with us hence yet another saving for you. Get our free HIP information pack by clicking here

Q. Are there any hidden costs or catches if I sell my house to you?

No. There are no costs to you whatsoever. We provide a free valuation, consultation, pay for a RICS valuation, legal costs and a no obligation formal written offer.

Q. My house is in bad condition and needs a lot of work, can I still sell it to you?

We purchase properties in all conditions.

Q. I've received your offer and would like some time to think about it. How long is it valid for?

We are not in the business of pressurised sales tactics so you can take as long as you want. However, if you are facing repossession, please remember that time is of essence and you need to act quickly otherwise your home is at risk.

Q. Do I need to find a solicitor? And who will pay for it?

We aim to take all the stress from you and can arrange for a solicitor and any other service you may need. Also, we will pay for the solicitor costs. However, if you want to use your own, simply send us an invoice on completion and we will happily write you a cheque for it.

Q. How do I find out more?

Our specialist consultant will be able to offer and explain to you much more. Please either apply online or call us on 0800 567 7852

Q. How many viewings will there be? How can you buy without viewing my property?

We normally only require one viewing and you don't need to worry about cleaning or decorating it as we see past these things. Also, from time to time we can purchase without a viewing and this is simply because we are more interested in the property rather than the decoration and the fully paid for RICS valuation will give us all the information we need.

Q. I am about to be evicted, Can you still help?

No, we have helped people stop repossession in the last remaining minutes. Call us immediately as time is precious at this late stage. Remember, it's never too late.

Q. I have several months of arrears and am struggling to cope. Should I wait for a Bank notice?

The sooner you contact us the easier it is to stop repossession. The further down the repossession process you go the more legal and administrative costs you are likely to incur plus the interest rising on any missed mortgage payments. This could make it more difficult for us to help you.

Q. If my home gets repossessed, what will happen to my credit rating?

Your credit rating will certainly be adversely affected . Also, if you get repossessed, you will have to move out of your home which could cause additional stress for you and your family. This can be stopped using our sell and rent back option.

Q. What is the difference between being repossessed and selling it at a discount?

There are financial, emotional and physical costs involved when you get repossessed. Whereas, Selling and renting back will avoid all these plus your credit history and future borrowing ability will not be affected by going through us. Plus using this scheme no one will ever come to know that you have sold your property. See our repossession guide for more details.

Q. I've missed my mortgage payments, should I hand over the property?

If you give the home back, the lender will sell your property and take off the amount its owed plus estate agency fees, solicitor's fees, mortgage payments until the property sells, surveyors fees and if there is anything left, this will be passed to you. However, if there is shortfall they can recover this amount for up to 12 years (5 in Scotland).

Sell and Rent-Back

Q. How long can I stay in my property?

It is our policy to continually renew the standard tenancy agreements for as long as they are required, everything being in order and subject to you fulfilling your tenancy obligations. We understand your concern regarding the future but we will provide a written guarantee ensuring your long term future in your home. See our Sell and Rent back information pack

Q. What will the rent be now and in the future?

We only charge Fair market rents, furthermore in the future, all attempts will be made to offer discounts in the rents to encourage longevity of the tenancy and can also offer a rent free period if required.

Q. Would you always conduct professional landlord practices?

We always work to the highest professional landlord practices possible and, once bought, your property will not be sold on to any third party during your tenancy.

Q. Can we make minor improvements to the property or re-decorate?

We have no objections to it. It is your home and will continue to be so.

Q. Is it okay to have my pets and to continue smoking?

We have no objections to it. You can continue living in your home as you always have.

Q. Can I claim Housing Benefits or other support if I Rent-Back?

In many cases yes, but it would depend on your personal circumstances. We can assist you in finding out more.

Q. If I rent-back my home, can I buy it back in the future when my finances improve?

We actively offer a Buy Back optionn and if you are interested then simply inform us during the purchase process and we will register you on our Buy-Back Option Scheme.

Q. I am relocating in a few months time. Can I sell my house and then rent it back for a few months?

We are completely flexible and can work around your requirements.

Divorce / Separation

Q. My wife and I are going through a divorce and we need to sell the house. We don't want to disrupt the kids as they go to school locally, can you help?

We can arrange to buy your property from you so that you can share the proceeds as you decide. The sale will be completely confidential and will cause no disruption to your children. The whole transaction can be handled by a solicitor to ensure that each of you get the right amount of the proceeds

Q. Do we both have to agree to the sale?

This depends on who legally owns the property. If there are two or more owners of the property, we would require all parties to agree to the arrangements for the sale to go through.

Retirement / Equity Release Alternative

Q. How do your financial packages compare to traditional Equity Release schemes?

We offer up to 3 times more than some traditional Equity Release / Home Reversion schemes. Furthermore, there are no age or health constraints and we will continue to renew your tenancy agreement for as long as you wish to stay in the property.

Q. We understand you will offer us a lot more than traditional Equity Release schemes but what will happen to the rent in the future?

Please be reassured that in conjunction of our binding formal written offer letters we would only charge a fair market rent, and this is a rent that could therefore never become unreasonable.

We wished to emigrate to Australia to be closer to our son and after months of delays in obtaining our visas we did not wish there to be any more hold ups. Although we could have waited and potentially got more for our property on the open market, once we factoring in costs of solicitors and estate agent fees, we realised The Cash Property Buyers offer was great value and they delivered on their promises. Thanks for all your help
